    Purchase or Sale Appraisals

Independent, accurate valuations to ensure you make informed buying or selling decisions in today's market.

    Understanding Purchase or Sale Appraisals

A purchase or sale appraisal is an independent opinion of a property's market value, prepared for a defined effective date and a specific intended use. Advent Evaluation provides residential appraisals for buyers and sellers across Maryland who want objective information before accepting a price, making an offer, or completing a private transaction. The appraisal is an independent analysis — it does not decide whether to proceed, set your asking price, or determine your contract terms.

Serge Butovsky is a Maryland Certified Residential Appraiser (License #30031883) who prepares each assignment for the client and intended use identified at engagement. You can learn more about his background on our appraiser biography.

    Independent Valuation for Buyers

For a buyer, an independent appraisal can help evaluate whether a proposed price reflects current market value before you commit. It is one input into your decision — not a guarantee that you will avoid overpaying, secure financing, or achieve a particular outcome. The value conclusion may be above or below the asking price or the contract price, and what you do with that information depends on your contract, your lender's requirements, and guidance from your agent or attorney.

    Independent Valuation for Sellers

For a seller, an appraisal can provide an objective reference point when assessing an offer or setting an asking price. It does not guarantee a higher sale price, a faster sale, or stronger negotiating leverage. If you are preparing to list your property, our Pre-Listing Appraisal page covers that use in more detail.

Cash Purchases, Private Sales, and Related-Party Transactions

An independent appraisal can be useful when a transaction occurs without broad market exposure — for example, a cash purchase, a sale without an agent, or a transfer between family members. In these situations objective valuation can help the parties confirm a price, but an appraisal alone does not make a family or related-party transaction legally compliant or establish its tax treatment. For transaction-specific legal and tax questions, confirm the requirements with your attorney or tax adviser.

Not every cash buyer or seller needs an appraisal. Whether it is worthwhile depends on the property, the available market evidence, the uncertainty about value, and what you need the report for.

Appraised Value, Asking Price, and Contract Price

Appraised value, asking price, contract price, and the eventual sale price are related but distinct. An appraisal is an opinion of market value as of a specific effective date; it is not an exact or guaranteed measure of what a property will sell for. An appraisal also differs from a real estate agent's comparative market analysis, an online estimate, or a tax assessment — each is prepared for a different purpose and audience. Many buyers and sellers use an appraisal alongside an agent's analysis rather than as a replacement for it.

    What the Appraiser Evaluates

The appraiser considers the property's location, size, layout, condition, features, and quality, and analyzes recent sales of comparable properties along with current market conditions. Comparable sales are selected and adjusted based on their similarity to the subject property — a single nearby sale or a simple price-per-square-foot figure is not a reliable standalone method. Renovation cost does not automatically equal added market value, and the appraiser does not apply fixed adjustment percentages or unsupported formulas.

If a purchase contract exists and is relevant to the assignment, the appraiser may request it along with information about concessions or amendments. Contract terms and concessions can be relevant to the analysis, but the appraiser does not simply adopt the agreed price. Provide complete and accurate information — withholding the contract or relevant property details to influence the conclusion is not appropriate and does not serve the assignment.

    How the Appraisal Process Works

    1. Engagement and scope. We confirm the client, intended users, intended use, effective date, property rights, and scope before beginning. Property access and inspection requirements are established at this stage.
    2. Inspection or information gathering. If an inspection is part of the agreed scope, we schedule access with whoever can authorize entry. A prospective buyer does not have an automatic right to enter the seller's property; access must be coordinated.
    3. Research. We research comparable sales, listings, market conditions, and relevant property records.
    4. Analysis and reconciliation. We analyze the data and reconcile the approaches into a supported opinion of value.
    5. Report delivery. We deliver the report to the client and intended users identified at engagement.

    Preparing Documents and Arranging Access

The following are often helpful, though not every item is required for every assignment. We will confirm what is needed for your specific situation:

    • Property address, type, and approximate size
    • Whether you are buying or selling and the current stage of the transaction
    • The purchase contract, amendments, and concessions if a contract exists and is relevant
    • A list of major improvements, known condition issues, or unfinished work
    • Available surveys, floor plans, prior reports, or relevant listing information
    • Confirmation of who can authorize property access and coordinate any inspection

Please do not upload sensitive financial records, tenant information, or confidential transaction documents through the general quote form. We will confirm exactly what is needed for your assignment.

    Understanding and Using the Report

The report reflects its effective date and the intended use established at engagement. Paying for an appraisal does not allow a buyer or seller to control its conclusion, and report access and reliance rights depend on who is named as the client and intended user. Sharing a report with another party is not the same as making that party an intended user, and changing the client name does not make an existing report suitable for a new assignment or purpose.

There is no universal appraisal expiration period. How long a report remains useful depends on changes to the property, changes in market conditions, and the requirements of whoever is relying on it. If your needs change — for example, a new intended use or a later effective date — an update or a separate assignment may be appropriate.

    Private Appraisals and Lender Requirements

A privately ordered appraisal is prepared for your intended use and is not a substitute for lender-required procedures. Lenders typically order their own appraisal through their own process, and a buyer's lender is not obligated to accept an appraisal ordered independently by a buyer or seller. If you are buying with financing and want an appraisal to support a loan, confirm your lender's requirements before ordering.

    Factors Affecting Cost and Turnaround

Fees and timelines depend on the property type, size, location, complexity, whether an interior inspection is included, how much research is required, and any timing constraints. Because these variables differ by assignment, we provide a written quote and expected timeline after reviewing the specifics. Useful information for a quote includes the property location, property type, whether you are buying or selling, the transaction stage, the intended use, and your timing requirements.
