    Date of Death Appraisals

Accurate, retrospective valuations to help executors and accountants establish a step-up in basis and settle estates smoothly.

    Understanding Date of Death Appraisals

A date of death appraisal is a professional, retrospective valuation that establishes a property's fair market value as of a specific past date — frequently the date the owner passed away. It is commonly used in estate settlement, probate, and tax reporting. At Advent Evaluation, we understand that these assignments often arrive during a difficult time, and we handle each one with respect, discretion, and the analytical care a defensible valuation requires.

We are a Maryland residential appraisal firm. Serge Butovsky, our founder and a Certified Residential Appraiser, has extensive experience appraising properties throughout Maryland, including the retrospective valuations many estates require.

Historical Value and the Effective Date

A standard appraisal reflects a property's value on the inspection date. A date of death appraisal is different: it reflects value as of an effective date in the past. That means the analysis looks backward. We research the sales, listings, and market conditions that existed on that date rather than those available today, so the value reflects the market as it actually was at the time — regardless of how prices have moved since.

The effective date and the inspection date are not the same. A current inspection helps us understand the property, but it does not by itself establish the property's historical condition or value. Where needed, we use documentation and historical records to reconstruct the property as it was on the effective date.

The applicable valuation date and related legal or tax requirements depend on your situation. Please confirm the correct effective date and any filing obligations with your attorney or tax adviser before ordering an appraisal.

When This Service May Be Useful

A retrospective appraisal is one tool that can support estate settlement; not every estate will require one. It is commonly requested by:

    • Executors and personal representatives preparing an estate inventory or settlement.
    • Heirs and family members who need a documented value for distribution or buyouts.
    • Attorneys and CPAs coordinating probate, trust administration, or tax filings.
    • Trustees managing or distributing property held in a trust.

Related needs — such as broader estate and trust valuations — are covered on our Estate & Trust Appraisals page, which also discusses current-date versus retrospective valuations.

    Documents and Information to Gather

The exact requirements depend on the assignment, but the following are often helpful when preparing for a date of death appraisal. Treat this as a starting checklist, not a fixed requirement:

    • The property address and the date of death (or other effective date).
    • Legal description or deed, if available.
    • Prior photos, listings, or inspection reports showing the property near the effective date.
    • Records of any renovations, additions, damage, or repairs before and after that date.
    • Prior tax assessments and any prior appraisal reports.
    • HOA or condominium documents, when applicable.
    • Contact details for the executor, attorney, or accountant involved.

If you are missing some of these items, that is common. Share what you have when you request a quote and we will let you know what else, if anything, would help.

    How the Appraisal Process Works

Every assignment is a little different, but a typical retrospective appraisal follows these steps:

    1. Scope and engagement. We confirm the effective date, intended use, intended users, and the property before starting.
    2. Inspection or reconstruction. When practical, we inspect the property and use available documentation to reconstruct its condition as of the effective date.
    3. Historical research. We analyze comparable sales, listings, and market data that were available on or near the effective date.
    4. Analysis and reconciliation. We apply the appropriate appraisal methods and reconcile the evidence into a supported opinion of value.
    5. Report delivery. You receive a written, professionally prepared report documenting the value and the basis for it.

Properties That Have Changed Since the Effective Date

It is not unusual for a property to have been renovated, damaged, partially demolished, or even sold since the date of death. That does not prevent a retrospective appraisal, but it does mean the analysis must reflect the property as it was on the effective date. Prior photos, MLS history, inspection records, and other documentation help us account for changes accurately. If the property has already been sold, we can still develop a retrospective opinion of value for the earlier date based on the historical record.

    Factors Affecting Cost and Turnaround

The fee and timeline for a date of death appraisal depend on several factors:

    • Property type, size, and complexity.
    • How far back the effective date falls and the availability of historical data.
    • Whether an interior inspection is possible or an exterior-only scope is needed.
    • How much the property has changed since the effective date.
    • The intended use and any specific reporting requirements from your attorney or accountant.

Because these variables differ by assignment, we provide a written quote and expected timeline after reviewing the specifics. You can request a free quote online or call us at 240-929-1788.
