Estate Planning & Probate
Reliable, IRS-compliant property valuations for estate planning, trusts, and probate proceedings.
An estate or trust real estate appraisal is an independent, professionally supported opinion of a property's value, prepared to help executors, trustees, beneficiaries, and their advisers make informed decisions about real property. These appraisals are used in estate planning, trust administration, probate, property distribution, and related matters. At Advent Evaluation, we prepare residential appraisals throughout Maryland and approach each assignment as a neutral third party — our role is to develop a well-supported value, not to advocate for a particular outcome or interpret legal documents.
We are a Maryland residential appraisal firm founded by Serge Butovsky, a Certified Residential Appraiser (MD License #30031883). You can read more about his credentials on our appraiser bio.
Not every estate or trust matter requires an appraisal. An independent valuation is one tool that can support decisions about real property; whether it is appropriate depends on the situation and the requirements of the parties involved. It may be useful when:
If you are unsure whether an appraisal is needed for your situation, we are happy to discuss it before you order.
Estate planning, trust administration, probate, and tax reporting are related but distinct purposes, and they do not always call for the same appraisal. An appraisal can inform decisions in each context, but it does not determine how assets must be distributed, interpret trust documents, or establish ownership or beneficiaries' legal rights. Those responsibilities rest with executors, trustees, attorneys, accountants, and the courts.
A documented valuation can support a proposed sale, a beneficiary buyout, or a property distribution by giving the parties a common, objective reference point. It does not, however, guarantee agreement among beneficiaries or resolve a legal dispute, and appraised property value is not the same as the estate's net distributable value or any individual beneficiary's payout. How value is used in a buyout, distribution, or allocation of debts and expenses depends on the governing documents and the direction of the parties' advisers.
Some assignments require a current value — the property's value as of the inspection date — which is often appropriate when a sale or buyout is being considered now. Others require a retrospective value as of a specific past date. The correct effective date depends on the purpose of the assignment and the requirements of the parties relying on the report, and it should be confirmed with the client and relevant advisers before the appraisal begins.
| Valuation Type | Effective Date | Typical Use |
|---|---|---|
| Current-Date Appraisal | The inspection date or a recent date. | A proposed sale, beneficiary buyout, or distribution being considered now. |
| Retrospective Appraisal | A specific date in the past. | Estate tax reporting, probate inventory, or other matters requiring a value as of a prior date. |
The effective date is not the same as the inspection date or the report date. A present-day inspection helps us understand the property, but it does not by itself establish the property's historical condition or value. Retrospective work may require historical records and information about changes to the property since the effective date. For a retrospective valuation as of a date of death, see our Date of Death Appraisals page.
Important note on legal and tax advice: The applicable valuation date, value definition, and any filing or tax requirements depend on your situation. Please confirm them with your attorney or tax adviser before ordering an appraisal. This page explains appraisal concepts and does not provide legal or tax advice.
Advent Evaluation appraises residential real estate. Each property is a separate assignment with its own scope, effective date, and fee, and not every property in an estate can be covered by a single report. We value real estate; we do not value personal property, securities, operating businesses, or ownership interests in entities such as LLCs or partnerships unless a separate, verified scope supports that work.
If an assignment involves a fractional or partial ownership interest, the value of that interest is not automatically the whole-property value multiplied by the ownership percentage. Fractional interests can involve considerations that require a separate scope and additional analysis. If you have a question about a partial interest, please raise it with us before ordering so we can confirm whether the assignment is within our scope.
The exact requirements depend on the assignment, but the following are often helpful when preparing for an estate or trust appraisal. Treat this as a starting point, not a fixed requirement:
We will confirm what is actually needed for your assignment. We do not ask you to upload complete trust instruments, account details, beneficiary information, or other sensitive documents through the general website form — we will coordinate any necessary documentation securely after you request a quote.
Every assignment is a little different, but a typical estate or trust appraisal follows these steps:
We work directly with executors, trustees, heirs, attorneys, and accountants. Who can engage the appraiser, receive the report, and rely on it depends on the engagement and applicable obligations, and those terms are established up front. Report access and permitted use are not automatic for every party, and we are happy to discuss confidentiality and distribution before the assignment begins.
We do not provide legal or tax advice, and an appraisal does not replace the guidance of your attorney or tax adviser. Our role is to provide an independent, well-documented valuation that the parties and their advisers can use alongside their own professional guidance.
The fee and timeline for an estate or trust appraisal depend on several factors:
Because these variables differ by assignment, we provide a written quote and expected timeline after reviewing the specifics. You can request a free quote online or call us at 240-929-1788.
