Fair & Equitable Distribution
Impartial, court-defensible property valuations to ensure a fair and equitable division of assets during a divorce.
A divorce appraisal is an independent, professionally supported opinion of a property's fair market value, prepared to help spouses, attorneys, and the court make informed decisions about real estate during a divorce. At Advent Evaluation, we prepare residential appraisals throughout Maryland and approach these assignments as neutral third parties — our role is to develop a defensible value, not to advocate for either spouse.
We are a Maryland residential appraisal firm. Serge Butovsky, our founder and a Certified Residential Appraiser, has extensive experience appraising properties throughout Maryland, including valuations for divorce and separation. You can read more about his credentials on our appraiser bio.
For many couples, the marital home is one of the largest shared assets. An appraisal gives both parties a documented, independent value to reference when deciding whether to sell the property or arrange a buyout. It provides a common starting point for those conversations rather than leaving each side to rely on a guess or an informal estimate.
It is important to understand what an appraisal does and does not decide. The appraisal establishes the property's market value; it does not determine how assets must be divided, and it is not the same as equity or the final buyout amount. A buyout figure typically accounts for the mortgage, liens, closing costs, and other factors in addition to appraised value. How the value is used in a settlement is a legal matter for you, your attorney, and the court to decide.
As certified appraisers, we are bound by the Uniform Standards of Professional Appraisal Practice (USPAP), which requires us to remain objective and independent. We are not advocates for one party or the other; we are advocates for a well-supported opinion of value. Because our analysis is data-driven and documented, the resulting report is built to hold up under review by attorneys, mediators, and the court.
A common question is how an appraisal differs from other valuation resources. Each serves a different purpose, and none is a substitute for the others:
| Resource | Primary Purpose | Typical Use in a Divorce |
|---|---|---|
| Certified Appraisal | A defensible, documented opinion of market value prepared under USPAP. | Often relied on by attorneys, mediators, and the court for settlement and buyout decisions. |
| Agent's CMA | A pricing tool to suggest a likely listing price for a sale. | Useful for sale planning, but generally not a formal, binding valuation. |
| Tax Assessment | A value set by the jurisdiction for property taxation. | Follows its own schedule and may not reflect current market value. |
| Online Estimate | An automated range based on aggregated data. | A rough reference point, but not a supported or documented valuation. |
There is no single valuation date that applies to every divorce. The effective date could be the current date, the date of separation, or another date, and the appropriate choice depends on your circumstances and your attorney's guidance. We can accommodate whichever date your counsel advises.
When a past date is required, we perform a retrospective valuation — analyzing the sales, listings, and market conditions that existed on that date rather than today's. You can read more about how retrospective valuations work on our Date of Death Appraisals page, which covers the same retrospective methodology.
The applicable valuation date and any related legal requirements depend on your situation. Please confirm the correct effective date with your attorney before ordering an appraisal.
The exact requirements depend on the assignment, but the following are often helpful when preparing for a divorce appraisal. Treat this as a starting point, not a fixed requirement:
Please do not upload sensitive legal filings, financial account information, or confidential case documents through the general website form. We will let you know what is actually needed, and how to share it securely, after you request a quote.
Every assignment is a little different, but a typical divorce appraisal follows these steps:
Who can engage us. Either spouse, or both spouses jointly, may engage the appraiser. A single, jointly engaged appraiser is common and can save time and expense, but it is not required or appropriate in every case. Either party may also obtain their own appraisal.
If each spouse obtains a different appraisal. Differing values often reflect different effective dates, assumptions, scope, property information, or comparable sales rather than a simple disagreement. We do not recommend averaging the two values to resolve the difference. If you have a competing appraisal, share it with us and we can review what may be driving the gap.
Property access and inspection. An interior inspection is preferred when it is available, since condition, renovations, and deferred maintenance can affect value. When the interior is inaccessible, an exterior-only scope may be possible depending on the assignment. We will discuss access arrangements when you request a quote.
Report distribution and confidentiality. Who may receive and rely on the report depends on the engagement and any applicable obligations. The person who pays the fee does not automatically control the conclusion or the report's distribution, and neither spouse is guaranteed automatic access. We clarify these terms up front so everyone understands them.
The fee and timeline for a divorce appraisal depend on several factors:
Because these variables differ by assignment, we provide a written quote and expected timeline after reviewing the specifics. You can request a free quote online or call us at 240-929-1788.
